You need to take real estate courses and I only know them in German.
I cannot find the documents right now, but you can search for Immobilien Makler Kurse in Wien. Check wifi.at, bfi.at
Then you need 1 year of practical experience working for someone else.
That's to my best knowledge.
There are so many legal/tax things you need to know in German that I don't think you can run the business without German.
You can also hire someone with the license for 20 Hours per week. |

Average Austrian Makler = someone who knows nothing about the propery they are trying to sell and are only interested in their commission.
If you advertise yourself as a "qualifed" one of these then this is incredible - the majority of Makler I have had any dealings with here have been money-making sharks with little to no knowledge of the properties they are representing - ok, it could be the same anywhere -but the marginal difference here they seem to think having a few letters after their name somehow makes them trustworthy - but that seems to be the rule around here - titelgeil.
I wonder how this works if you qualify as a real estate agent in another EU country and come here with your qualifications - surely this should be fine, I mean it should work (if Austria is as pro-EU as some say) for say doctors, nurses or teachers so why should this 'industry' be any different? |

In Austria you do need a license (Immobilienmakler) You would need a good grasp of German to pass the courses and tests.
However, they also have some quirky rules attached and people who have this license can also lease it out and allow another to use it for their business.
I do not know all the details but have worked with people on both sides of this. You might contact Robert Gasser, an American here who has the license and might be able to give you more info on how this works
here is his email.
